The Property Sourcing Template — a Complete Deal Packaging Guide
If you're a UK property sourcer using Word docs, Canva decks or a spreadsheet to send deals to investors, this guide gives you the exact structure that professional deal packs use — and shows how each part maps to a live section inside a Sourcefolio deal card.
What is a property sourcing template?
A property sourcing template (also called a deal pack or deal card) is the document you send an investor to present a sourced deal. Its job is simple: give the investor enough information — clearly and honestly — to make a yes/no decision in under five minutes. Investors don't want a 20-page PDF. They want the numbers, the property, the comparables and the area, in that order.
The 8 sections every UK deal pack needs
- 1
Hero photo, address and strategy
Lead with a strong exterior photo, the full address (or the road for pre-launch deals), and the strategy in plain English — BTL, BRRR, HMO, flip, serviced accommodation. Investors filter deals in this order.
- 2
Purchase price and acquisition costs
Asking / agreed price, stamp duty (with second-home surcharge if relevant), legal fees, survey, sourcing fee. Show the total money-in on completion so nothing is hidden.
- 3
Refurbishment budget
A single refurb figure isn't enough for serious investors. Break it into kitchen, bathrooms, decor, electrics, plumbing, structural and a 10% contingency.
- 4
End value / GDV
State the post-works value, back it with 3 comparable sold prices within half a mile from the last 6 months, and note whether the valuation is refinance-ready.
- 5
Rental figures
Achievable monthly rent, gross yield, net yield after management, insurance and voids. If it's HMO or SA, include per-room / per-night figures and occupancy.
- 6
Returns
ROI on cash left in, annual cashflow, and — for BRRR — money left in the deal after refinance. This is the single most-scrutinised section.
- 7
Area insight
One paragraph on demand drivers: transport links, employers, universities, regeneration, school catchments. Investors buying remotely rely on this.
- 8
Call to action and next steps
How to enquire, reservation terms, sourcing fee, and expected timeline to completion. Make it easy to say yes.
Every section inside a Sourcefolio deal card
Here's how the classic deal-pack structure above maps to the exact sections built into a Sourcefolio brochure. Each one is optional, reorderable, and rendered as a professional block on a single shareable page.
Property details
Address, strategy, bedrooms, bathrooms, tenure, EPC and the headline facts investors scan first.
Key figures
Purchase price, refurb, GDV, monthly rent, ROI, gross yield, cashflow and stamp duty — with live calculations and labels you can rename (e.g. ROI → Gross Yield).
The deal overview
A plain-English summary of the strategy, the story of the deal, and why it works. Rich text, formatted properly.
Photo gallery
Up to 20 uploaded photos rendered in a clean, professional grid — no more compressed WhatsApp screenshots.
Interactive location map
The property pinned on a live Google Map inside the brochure — not a screenshot investors can't zoom on.
Refurb schedule
Line-by-line works breakdown with per-item costs. Investors see exactly where the money goes.
Comparables (with map)
Comparable sold prices, distance, dates and notes — plotted as pins on the same interactive map.
Local amenities & area insight
Pin transport links, schools, employers and regeneration on the map so remote investors get the area at a glance.
Attachments
Attach floorplans, EPCs, survey reports, refurb quotes and any supporting documents to the brochure.
Enquiry form linked to CRM
Every submission lands in your Enquiries CRM against that specific deal, at your default pipeline stage — nothing lives in your inbox.
Custom section order & visibility
Toggle any section on or off, and drag the order — a BTL card and a BRRR card only ever show what's relevant.
Portfolio deal cards
Bundle multiple properties into a single portfolio brochure that behaves exactly like a normal deal card.
What makes a Sourcefolio deal card different
- Interactive maps for the property, comparables and area amenities — not static images
- Professional design out of the box: typography, spacing, colour tokens and a mobile-first layout
- One shareable link — send it by WhatsApp, email or SMS, or download a PDF from the same page
- Live edits: change the refurb budget once and every recipient sees the new figure instantly
- Your branding: primary colour and company name applied across every brochure
- Custom labels — rename ROI to Gross Yield, Rent to Achievable Rent, whatever your investors expect
- Every enquiry linked directly to the deal, the contact, and the pipeline stage in your CRM
- Portfolio brochures for multi-property packages that reuse the same clean template
- Privacy controls per section, so you decide exactly what public viewers can see
From deal card to closed deal — the workflow
- 1
Fill in the deal card once
Enter the property, figures, refurb, comparables and photos in the editor. Live calculations do the maths as you type.
- 2
Publish and share the link
Sourcefolio generates a professional brochure at a clean URL. Share it by WhatsApp, email or embed the PDF.
- 3
Enquiries land in your CRM
Investor enquiries are captured against that deal at your default pipeline stage — no chasing an inbox.
- 4
Move contacts through pipeline stages
Progress each investor through Contacted, Reserved and Completed, with any custom stages you add per deal.
Word/Canva vs a live deal card
A Word or Canva template freezes the moment you exported it. Change the refurb budget and every recipient still has the old figure. A live deal card — one URL you send — updates for everyone, tracks who enquired, and looks professional on a phone. That's what Sourcefolio does: fill the template in once, share a link, done.
Structured deal card
Every field a UK investor expects — pre-built.
Live calculations
ROI, gross yield, cashflow and stamp duty computed for you.
Map + comparables
Drop pins, add comparable sales, show the area at a glance.
One shareable link
Send by WhatsApp, email or PDF — no version chaos.
FAQs
Do I need a different template for BTL, BRRR and HMO?
The structure is the same — only the returns section changes. BRRR needs a post-refinance figure; HMO needs per-room rent and occupancy. A good deal card handles all three from the same fields.
How long should a property sourcing deal pack be?
One scrollable page. Investors decide in under five minutes. Anything longer gets skimmed.
Can I send the same template to multiple investors?
Yes — that's the point. A link-based deal card lets you send one URL to your whole list, and update the numbers in one place if anything changes.
Can I hide sections I don't need?
Yes. Every section — refurb, comparables, amenities, attachments — can be toggled off or reordered per deal, so each brochure only shows what's relevant.
Do comparables appear on a map?
Yes. Comparable sales are plotted as pins on the same interactive map as the property, so investors can eyeball distance without leaving the brochure.
Where do enquiries go when someone submits the form?
Straight into your Enquiries CRM against that specific deal, at your default pipeline stage. You then move each investor through the stages you've set up.
